Development of Appraisal Toolkits

The company has developed a range of Development Appraisal Toolkits for local authorities across England and Wales.

Toolkits, which are based on a residual development appraisal model aim to:

Determine viability on a site specific basis, as and when this becomes a particular issue between developers and local authorities;

Develop affordable housing and other Section 106 or CIL policies;

Assist in the resolution of viability issues at Appeal or Core Strategy Examination.

Three Dragons Toolkits operate in:

Greater London – 33 London Boroughs;
The London Commuter Belt – 10 authorities;
The South East including Eastbourne, Wealden, Rushmoor and Hart;
The South West including all Dorset authorities, all Cornwall authorities, four Somerset authorities and Bristol City Council;
The East of England – Cambridgeshire authorities;
Wales – 15 County Boroughs;
The East Midlands – Nottinghamshire, Leicestershire and Northamptonshire authorities (17);
The West Midlands – Telford and Herefordshire;
Yorkshire – Barnsley
North West – Sefton, Preston, Chorley and South Ribble.
